Well, in this article we are going to go over how commercial carpet cleaning can also be different than wall-to-wall residential carpet cleaning.
Much like the differences between oriental rug cleaning and wall-to-wall residential cleaning, commercial carpet cleaning has some distinct differences and challenges, although the basics of any type of carpet cleaning remain the same.
So What Are The Challenges In Commercial Carpet Cleaning?

1. Soil load. Commercial carpets, especially those in restaurants and buildings that get a lot of traffic, can have a huge amount of soil in the carpet.
This soil, if not prevented from getting deep into the pile of the carpet, can be extremely difficult to get out and lead to wicking during the drying process.
We will explain wicking a bit later in this article.
The typical soil in a commercial carpet can also be a bit different
depending on the parking lot and the area around the commercial building.
Some commercial buildings receive a large amount of "oily" type of soil
that is tracked in from the parking lot or the area surrounding the building.
Any time you introduce oil to the soil load the cleaning process gets a bit
more difficult.
2. Dry Times. In many commercial establishments dry times cannot be extended. These businesses do not want clients or customers walking on wet carpet, which could lead to liability issues with slipping on other surfaces after walking on the carpet.
Plus, you just do not want customers walking on your freshly cleaned carpet while it is wet as the moisture in the carpet pulls the soil from your shoes.
So What Is Good Commercial Carpet Cleaning?
Well, it depends on what the goals are. If you are looking for maximum soil removal and carpets that look really good after cleaning; that is one option.
If you are looking for carpets that look good, but a decent amount of soil is left
in the carpet after cleaning but the carpet dries fast. That is another option.
There is also the possibility of having commercial carpets cleaned with maximum soil removal, the carpets look great, and they dry fast.
So let's look at the first scenario - carpets are cleaned with maximum soil removal

Hot water extraction provides the most soil removal of any carpet cleaning method there is and also leaves excellent visual results - as long as the cleaner is well-trained.
The slight downside to hot water extraction can be dry times that take six to eight hours, but this can also be dealt with by using air movers to expedite dry times.
But there is no question that hot water extraction is the best method to use when wanting maximum soil removal and carpets that look good.

Now, as we said earlier in this article we are going to go over wicking. Wicking is a term you might have heard before - but probably have not.
When a cleaner refers to wicking he/she is talking about soil that comes to the top of the surface of the carpet during DRYING TIME.
This soil was not extracted initially. It did, however, receive moisture. And when that moisture travels up the fiber, and then evaporates into the atmosphere, the soil that traveled with the moisture ends up staying on the top part of the fiber.
It is not just dirt and grime that can wick, but also any type of liquid spill. Wicking is very common in commercial carpet cleaning and if a cleaner tells you that they have never had a carpet wick - they are either lying or have not cleaned a carpet. Period.
In some cases wicking can be severe and very noticeable. In other cases wicking is very minor and not very noticeable.
Either way, one of the best ways to reduce wicking is to get the soil out of the carpet in the first place so there is no soil that can wick.
